There is no real estate activity in areas such as Maheshwaram and Shamshabad. People are not willing to sell less than what they had bought, which is around Rs 10,000 per square yard as compared to Rs 30,000 per square yard in Madhapur, but there are no takers even if the prices are slashed.
But some people suggest that now that the new Airport will be operational in an year. These prices are up for another round of escalation in the coming months and after that they will keep climbing according to the progress of work at the International Airport. And also the HADA draft master plan on dotting the area with wide roads, ensuring appropriate green patches and taking up planned development too is described as one of the encouraging factors for future growth.
The present city heart is choking with traffic and pollution and a promise of planned expanse is lapped up by first generation NRIs and the scores of software professionals coming here from other cities, it is pointed out.
"Land and plots in urban areas are still better off. They are at least getting enquiries but in rural areas, the situation is bad," said Ajay Kumar Jetta, a real estate dealer.
