Medchal which remained in the flanks waiting for IT-driven locations to exhaust themselves, finally managed to get into the spotlight. Faced with severe crunch of property, developers and agents started focusing in Medchal that resulted in a changing landscape here.
Medchal may soon see some skyscapers too according to the HUDA masterplan which indicated of Highrise zones in Medchal and Shambupur near Bolarum. Medchal is also lucky to be part of the biggest Biotech SEZ zone in India.
Late last year the Union Government has agreed to a proposal from Andhra Pradesh to set up an exclusive special economic zone (SEZ) for biotechnology at the nearby Genome Valley covering the mandals of Shamirpet, Medchal, Keesra and Uppal in Ranga Reddy District.

Water supply is not a problem as bore water is available in plenty. Many RTC buses connect Medchal to other parts of the city. The MMTS is introducing new trains on Bolarum-Medchal sector, A number of schools, multiplex and hospitals too are coming up in the vicinity.
Several top names in construction field like City Square Enterprises, Koncept Ambience Group, Tavern Homes, Happy Homes and Grand Villa have already identified lands, made them into plots and are ready to sell them.
Flats start at around Rs. 1,500 per square feet while plots are available at Rs. 2000 per Sq.Yard and upwards depending on the vicinity to the highway. Villas at Medchal are some of the most expensive in the country and developers say that there is always a market for that and a room to grow. The Grand View at Medchal, promoted by City Square Enterprises offered a Rs one-crore 750-sq yard villa. Seventy such villas would come up at the site.
Koncept Ambience Group has taken up a Rs 300-crore project to create 'The Neighbourhood' which is a self-contained integrated residential township, as the promoters call it, has got all the statutory clearances and would have 290 houses and 450 condominiums. The cost would range between Rs 35 lakhs to Rs 75 lakhs. The project is spread over 50 acres and would have 70 per cent green, lungspace.
And ofcourse there is Casa estabana the spanish villas in the neighbourhood not far away, which are coming up in 50-acre area site near Kompally. This project features Villa homes, that would be spread over individual plots ranging from half an acre to one and a half acre, and the price would be between Rs 4.5 crore and 12 crore.
